What is a property sourcing company?

A property sourcing company finds, analyses and negotiates investment properties on behalf of investors. What does "BRR" (Buy, Refurbish, Refinance) mean?

BRR is a strategy where you buy a property below market value, refurbish it to add value, then refinance at the higher value to pull most of your original capital back out — leaving you with a cash-flowing asset and your money freed up to invest again. We source BRR deals with genuine value-add potential and model the refinance before you commit.

How much does property sourcing cost?

Property sourcing is typically charged as a sourcing fee per deal, agreed transparently upfront before you commit to anything. The fee reflects the work of finding, analysing and securing a deal that meets your criteria. What is serviced accommodation as an investment?

Serviced accommodation (SA) means letting a furnished property on a short-stay basis — to travellers, contractors and tourists — rather than on a long assured tenancy. Done well in the right location it can produce significantly higher cashflow than a standard buy-to-let. We assess nightly rates, occupancy and local regulation so the projected returns are realistic, not just brochure figures.

Do I have to be a cash buyer to use a property sourcer?

No. We work with cash buyers and investors using mortgages, bridging finance or a mix. What matters is a clear brief — your budget, strategy and timeframe — so we only bring you deals you're genuinely positioned to complete on. We can also point you toward finance partners if you need them.

Is using a property sourcing company worth it?
